A friend once told me that he sold his deceased mother's house to the lady who lived behind her. He told me that he didn't need a real estate agent and that he saved on the agent's fees. He didn't have to go through all the rigmarole that is usually associated with selling a home and it was just a very simple business transaction for him.
So I decided to try the same thing when I sold my own house. I was stunned when literally the first neighbor I asked, agreed to buy it. Unfortunately the deal fell through and I thought "oh well, it was too good to be true." Then I was again stunned when my neighbor's parents told me about a company called Oklahoma City We buy Houses. I sold my house through them for a great fee. They are very different to many other agents age work very hard to get things done.
Now a days if I have friends who are selling their house, I tell them to ask their neighbors and friends first - before approaching a real estate agent. Another alternative is to put an ad in the local paper under the heading of "Private Sale" You can also put up a home made "For Sale" sign in your front yard.
The only trouble with a private sale is that you have to be careful who you let come into your home. There are many unscrupulous sharks in today's world. Make them ring you first and sus out whether they are genuine buyers and whether they genuinely have the money to buy it. You have to be a good salesman and be prepared to put your foot down and say "no" if anything looks suspicious about the prospective buyer.
You also need a convergence or legal agent that you can trust - one that is not associated with that of the buyer. If you are careful, finding your own buyer sure saves you a lot of money. A Real Estate Agent charges the seller for everything he does - including all the advertising, signage and open inspections.
